9000 Wilshire represents a landmark of modern and sustainable workplace design in Beverly Hills. As one of the city’s newest ground-up structures, this project addresses both contemporary needs and future demands for smart office environments. Situated in a vibrant neighborhood, the building’s split scheme strategically conceals four levels of parking underground, prioritizing pedestrian-friendly streetscapes. Above ground, four stories of dynamic office space feature an elegant aubergine-hued facade that doubles as a canvas for community art installations and integrates a rainscreen and photovoltaic panel system to enhance sustainability.
Conceptualized, designed, and entitled by Neil M. Denari Architects, the design intent for 9000 Wilshire was to create an office building that is both timeless and high-performing, meeting stringent standards for WiredScore Gold, LEED Platinum, and Fitwel certification. The site conditions presented a unique challenge due to new seismic retrofit ordinances limiting development near fault lines. To address this, the building was engineered for long-term resilience with a focus on structural integrity.
Inside, 9000 Wilshire emphasizes occupant well-being with open, adaptable workspaces that ensure 68.5% access to natural light. The integration of over 1,000 square feet of greenwall space, featuring 18 plant species, promotes wellness and reduces carbon. The roof provides 5,485 square feet of outdoor workspace, complemented by a state-of-the-art rainwater drainage system that recirculates water for landscaping via a 10,000-gallon tank.
Serving as Architect of Record, HLW produced construction documents and oversaw the construction process to ensure this dynamic office building was delivered as intended. Through its innovative design, 9000 Wilshire sets a new standard for the future of office buildings, blending aesthetics with functionality to enhance both sustainability and employee satisfaction.
